How the dividend grade works
Each REIT is scored out of 100 on how dependable its dividend has been, then given a letter. Hover any grade in the table to see its own breakdown.
Dividend growth 40 ptsYearly change in dividends paid per share over the last 3 full years. 8% or more a year earns full marks; a cut earns none.
Track record 25 ptsFull marks for Dividend Kings and Aristocrats, most for a raise in each of the last 3 years, a few for simply not cutting.
Total return 20 ptsYearly return with dividends reinvested, over 5 years where we have them. 10% or more a year earns full marks; a loss earns little or none.
Share price 15 ptsWhether the price held up over the last year. A high yield on a falling price is often a warning, not a bargain.

The grade describes the past, using only the price and dividend history on this site. It does not look at earnings, debt or payout ratios, and it is not a recommendation to buy or sell.
